As a result of a recent charitable bequest of this land, the Lutheran Church – Missouri Synod Foundation has decided to offer the following real property at auction, with the auction to be held at the land located from the Salem, SD Exit #364 on I-90 -7 ½ miles south on Hwy. #81 and 1 ½ miles east on 264th St.; from Canistota, SD – 2 ½ miles west on 261st St. and 2 ½ miles south on 443rd Ave.; or from Bridgewater, SD – 5 miles east on Hwy. #42 to the Stanley Corner at the Jct. of Hwys. 42 & 81 then an additional 2 miles east & 1 ¼ mile north on 443rd Ave.


This +138.10 acre farm will be offered as a unit. This land is located between Canistota and Bridgewater, SD in a highly regarded agricultural area of McCook County, SD. According to FSA information this 138.10 acre farm has approx. 133.1 acres of cropland with a 70.3 acre corn base with a 62 bu. direct and 119 bu. CC yield and a 61.9 acre soybean base with a 33 bu. direct and 39 bu. CC yield. The nontillable acres on this farm are comprised of some small pockets of lowland, waterway and roads. The general topography of this land is gently rolling to rolling. According to the McCook Co. Assessor this farm has soil rating of .678, similarly according to info. obtained from Surety Agri-Data, Inc., this land has an overall soil productivity index of 71.6 and a state index of 64.8. This is a farm that could serve as an excellent addition to an area row crop farming operation or as an investment.

TERMS: A 10% nonrefundable downpayment on the day of the sale and the balance on or before January 23, 2013 with full possession for the 2013 crop year. A Warranty Deed will be conveyed and owner’s title insurance provided with the cost divided 50-50 between the buyer and seller. All of the 2012 RE taxes payable in 2013 will be paid by the seller. This land is sold based on the acres as stated on the county tax records with the acres sold, understood to be “more or less”.
